When drafting the Contract try to use "Lump Sum" contract --- 包死 the contract based on contract drawing and specification.
However the infomation provided in the contract (e.g. date of commence / completion drawing specification penalty etc etc.) MUST be mentioned very very CLEAR.
The items (each activity / order) can be described in m3 m2(ft2) m(ft) no. sum manday etc. which depended on the nature of the item.
Example 1: Cabinet (in No.)
DRAWING
U can see a cabinet shows on a PLAN and / or ELEVATION with some SECTION together with the DEMENSIONS and FINISHES <--- This drawing may only provide the general information of the Cabinet.
SPECIFICATION
U may find some additional information in the SPECIFICATION
e.g.
1. What kind of MATERIAL of the frame (Thinkness Hardwood? plywood? etc....)
2. What kind of FINISHES both internal and external (Wooden Venner? plastic laminate venner? Brand? Painting? etc)
3. Any glass panels (thinkness? texture? what kind of glass? etc.)
4. ....... etc.
Example 2: Painting to Wall / Ceiling (In m2 / ft2)
DRAWING
In the drawing u may see only mentioned painting finishes (very simple!!)
SPECIFICATION
In here it may describe:
1. Preparsion works - remove the existing coat apply 油漆灰 (what kind of 油漆灰 - toxic? protection to the other your properties etc.)
2. Kind of Paint (normally Emulsion)
3. Brand Model Colour Origin etc. (since even Emulsion there is a width range of emulsion - they could be very cheap / expensive)
4. any Toxic material? especially for Children (ask them to provode the Catalogue la)
5. as u mentioned -- How many coat (normally - 1 cost primer / sealer and 2-3 coat finishing coats)
6. Repaint when damaged?
