My option is the fund should be used on long term/permanent items. For example the tile outside Tower needs repair now. Even though the developer will provide a period of "warranty" which is not long.(probably six month to one year only). We have to pay from the fund after the "warranty" if there is similar case. Or to build more facilities such as BBQ area (depends on owners' voting). Monthly charges should be included in our normal management fee.
In case there is too much surplus we can ask the management co. to reduce the fee (there are successful case in other estates). "The expense is easy to increase but very difficult to cut."
For the other facilities such swimming pool motor cars club houses and even the satellite TV programs all of them are already stated in the booklet. And we still have to pay for swimming pool club house facilities car ($88 to $188) and the PRC club house ($100). But this BB service is too 鬼祟 why not stated it clearly if it is good to us.
和記寬頻 is better than 電聯; especially if we can get the 10M one. Unfortunately there are no official information yet. In the meeting minutes of the first management office meeting they state that this was not included in the management fee while some said that this was included. So can we get an official answer in black and white from the management office. We need more detail information such as the actual charge from Hutchison t&c of the agreement and the actual services. No one can guarantee that the management fee is 1.3 per feet forever. If we cannot maintain surplus in the fund they will still increase the management fee eventually.
