Hmm... Good deal but "小弟莫財"...

Just some comments on the calculations.

Over the 3 years depreciation should be considered. If future value is 5Mil 按每年10% depreciation 計算 then present value should be increased by 10% per year that is $6858710.56. Grassman you are so generous!

Considering you will still rent the flat for 3 years and monthly rental ~=$20000 x 36 (you know it worths) = $720000. One will got extra income which is more than 10%! wow!

So in total you got $7578710.56. Assuming you bought at $2.8mil 嘩! 草人兄 really earned big money! 咁 幾時請食野呀?
