藍澄灣兒童培訓課程促銷

【明報專訊】由和黃（0013）發展的青衣藍澄灣，發展商為促銷樓盤，推出「小太陽多元智能培訓藍澄灣」計劃，藍澄灣樓盤會所將提供兒童培訓課程。此外，即日起首10名藍澄灣買家，可獲5000元小太陽兒童教育中心課程現金禮券。

和黃地產梁泰來謂，現時藍澄灣已累售逾1300個單位，套現超過22億元，目前餘下以高層優質單位為主，平均呎價2600至3100元。至於早前向深圳黃埔雅苑業主推介樓盤，再接獲200個有關人士查詢﹔他補充，樓盤近兩至三周約錄得兩宗海外成交。

好奇，點解不停要拿拿聲賣哂佢咁。
好多樓盤都係入伙後，都仍然有現貨比人買。
不停出奇招，外邊有發展商會咁樣促銷的嗎??

就係因為只剩返唔係好多所以要快o的賣....
1. 示範單位要俾租金...
2. 做promotion又要俾錢...
3. 賣盤也要人力去做手續又係錢...
4. 快o的賣哂佢拎住o的錢用黎做第二方面既投資...
拎住o的貨息都冇得收...
5. 仲有更多自己公司既盤要賣 前者仲未賣哂既話會變成自己人
同自己人有競爭...

依家好多公司只睇 Free Cash Flow 盡量hold少d stock

The main business of Hutch is not property development so it is understandable for Hutch to sell all units asap to lower cost.

In addition if Hutch still holds the remaining units after completion they have to pay Rates and Government Rent for these units.  If they sell these units now they can charge management fees after completion.

Most importantly Hutch really need cash (for 3G and other projects).
