Usually the central part is lift water tank the entrance door with a wall (please refer to www.ramblercrest.com the floor plan of roof top) etc... and which will be blocked the view (for flat F and G) even at the same level. Flat H is blocked by A as both A and H are "facing" east. remark "Firework seaview" is at the south of RC.
Also you can check this thread http://www.ramblercrest.net/viewtopic.php?t=1507. You can find that the view is more important than that with roof top. With roof top is in general 150k to 200k more comparing with the same flat 1 floor below. Same floor same size diff. direction can have more difference at price. So better to compare to floor just above or below yours.
In addition different payment plan also have max. 5% difference. Including furniture (I think earlier then aug/sept have no furniture) also have around 40k to 80k price diff. Stamp fee refund makes diff. too.
Developer won't set up any tricks at the pricing. The management just only set the pricing guideline and discount ratio bottom line to the sales staff. Think about that there are 158x flats and how can the decision maker involves in each deals. So there should be around 2 to 3% "bargain space" and it depends on your skill. Even the plasma TV and furniture plan do not worth as much as you think. Developer can have a volume discount (Fortress is the WHL group and the plasma TV can be "cost" price) said 30% off
Of course a buyer can solve more as refering to the retail price.
