藍澄灣再錄得一宗高價二手成交,單位為2座中層H室,建築面積638方呎,2房間隔,望內園池景,成交價178.8萬元,平均呎價2803元,較市價高3%。 :yeah:

依家綠楊廿多年樓都升到3千5/6啦. :em08:

Dear 公公婆婆 the first one you mention may be a record high ( I am not sure as I remember that some flats have already sold at price more than 4000 per feet) but I don't think that the second one is also sold record high as in fact it's difficult to see any flat sold at price below 190 - 195M. Most of flats are now sold at more than 200M.

however it is not necessary for us to cut the price and beg someone to buy RC
coz we don't urgently need $

if you spend a few days walking arround those AGENTS
and then go to evaluation site of hangseng

you will find that
many of the other flats are selling at a price OVER
the evaluation site
the premium could be up to 30%
[that means a 2m flat sold at 2.6m]

you are reminded that buying a flat at premium will require
your first installment to be LARGER
that means after I sell away RC will have to prepare quite large amount CASH
of first installment if i plan to buy 2nd hand flat

I am buying those 1st hand flat which are sold at VERY irrational price now. besidesremember the P+/- difference in mortage between SARS and now

Dear neighbours

I'm living in falt H (over 45/F). The flat was bought in last year with price over HKD3800 per feet. The price for private apartment has increased sharply but it seemed that the trend cannnot apply to Rambler Crest.  I think that I'll continue to be 負資產業主 unless the 3 hotels were destroyed or they decided not to allow 豉油行 to live in !!!!

Pls. back to the date when you bought RC.   What factor caused you to buy RC at HKD3800/feet.

At that time I was searching a seaview flat in west kowloon.  The price was $4500 per feet.  I thought that it was too expensive and my friend tole me to take a look at RC.  
The price at first was only $3600 per feet from the developer.  However there waere 3 other buyers wanted my flat and we finally heeded to bid for it !!!

當時港灣海景價錢都唔平架; 況且人地間隔地點未必合意呢.
