Dear 公公婆婆 the first one you mention may be a record high ( I am not sure as I remember that some flats have already sold at price more than 4000 per feet) but I don't think that the second one is also sold record high as in fact it's difficult to see any flat sold at price below 190 - 195M. if you spend a few days walking arround those AGENTS
and then go to evaluation site of hangseng
you will find that
many of the other flats are selling at a price OVER
the evaluation site
the premium could be up to 30%
[that means a 2m flat sold at 2.6m]
you are reminded that buying a flat at premium will require
your first installment to be LARGER
that means after I sell away RC will have to prepare quite large amount CASH
of first installment if i plan to buy 2nd hand flat

I'm living in falt H (over 45/F). The flat was bought in last year with price over HKD3800 per feet. The price for private apartment has increased sharply but it seemed that the trend cannnot apply to Rambler Crest. At that time I was searching a seaview flat in west kowloon. The price was $4500 per feet. I thought that it was too expensive and my friend tole me to take a look at RC.
