It is difficult to find out why the price of these house still can be so high.. My office can see these area directly. May be the selling point is the cub house and near by the MTR. But there is a buliding forest.

I guess the price is high because of (1) location - Kowloon / urban area (2) transportation - close to MTR station and (3) facilities - clubhouse and shopping mall.  People usually focus on location and transportation.
