I think $3300-3400 per sq ft is possible for flat over 45/F now. Coz they have only one left.
A very interesting founding when I choose flat in 2 weeks ago. For flat A (forget which block) the cost diff between 40/F and 41/F in the same block same flat is $160000 ar. Yes ur guest is correct

But 大單位 i.e. D & E is different as no seaview so no such price gap for above 40/F . Tower 1 Flat D (all floors) is a little bit expensive than the other 大單位 as the small room may have seaview. But the normal difference is not so big. Only 50/F can reach just $3m including roof top.
