今日同中原個經紀傾計 佢話藍澄灣大單位只剩1個o係2座45樓 而細單位則仲有800幾個. 佢仲話下個月中發展商會開放1座18樓1個細單位 ( ops: 唔好意思 唔記得係A定H) 作為現樓示範 到時大家可以親身上去啦.

佢仲話發展商邀請咗佢地昨日到現樓3座12樓全層參觀 細單位景觀很好 (特別是H呀 恭喜晒Ho既街坊  :em19: ) 用料也不族 現正做繄門框及內部裝修 預算於4月底已經可以取到鎖匙. 好緊張呀    如果再八到其他野 會第一時間同大家報告.  :em02:

2座45樓 E and 1座45樓 D are already sold.
If $3.28m => >$3400per sq ft. is it possible? :em03:  :em03:
(only 1座 D small bedroom may have seaview)

I think $3300-3400 per sq ft is possible for flat over 45/F now.  Coz they have only one left.  

A very interesting founding when I choose flat in 2 weeks ago.  For flat A (forget which block) the cost diff between 40/F and 41/F in the same block same flat is $160000 ar.  The price diff between 41/F and 42/F become normal around 20000.  So I guest the view of 40/F and 41/F has a big big difference.

Yes ur guest is correct
coz 41/F has the full sea view and 40/F only half (as not tall enough)

But 大單位 i.e. D & E is different as no seaview so no such price gap for above 40/F . Tower 1 Flat D (all floors) is a little bit expensive than the other 大單位 as the small room may have seaview. But the normal difference is not so big. Only 50/F can reach just $3m including roof top.
Even have 20% increase the price average is around 2.6m to 2.7m
